A. Justin Jury, Project Address 406 Simmons SE, is requesting to construct a detached garage 15 square feet over code, which states all structures on the lot shall not exceed 30% of the lot area and be 10’ from the north property line, where code states that whenever a garage is designed to be entered directly from the side street, the distance between the doors and the lot line shall be twenty feet or more in an area zoned R-4 (Multiple Family Residential District).
 
B. Keith Rounds, Project Address 1434 Idaho SE (Vacant Lot), is requesting to construct a single family dwelling 6’ from the north property line, where code requires a 10’ side yard setback in an area zoned R-1 (One Family Residential District).
 
C. Tim Hofer, Project Address 1243 N Frontier Drive, is requesting to construct a duplex, which is not a permitted use in an area zoned R-1 (One Family Residential District).
 
D. Jay Morris & Peggy Smith, Project Address 255 Broadland Creek Ct NW, are requesting to construct a home 20’ from the south property line, where code requires a 25’ front yard setback (The restrictive covenant with this property requires a 30’ setback) and be 13’ 03” from the north property line, where code requires a 20’ rear yard setback in an area zoned (R-3) One Family, Two Family & Townhouse Residential District).
 
E. Doug & Cynthia Burnison, Project Addresses 152 7th St SW & 718 Illinois SW, are requesting to subdivide lots, where code requires that lots platted after March 1, 2002 have a minimum lot width of 100’ and a minimum lot size of 10,000 square feet in an area zoned R-4 (Multiple Family Residential District):
  •  1st choice – Option A to subdivide 152 7th St SW from its current lot size 50’ X 165’ to 50’ X 72’ OR
  •  2nd choice – Option B to subdivide both 152 7th St SW & 718 Illinois SW from the current lot size each of 50’ X 165’ to:
                152 7th St SW – E 72’ of Lots 27-28 and E 53’ of Lots 25-26
                718 Illinois SW – W 112’ of Lots 25-26 & W 93’ of Lots 27-28
